A Guaranteed Maximum Price contract is a construction agreement in which the contractor commits to a fixed ceiling on total project cost. If actual costs come in below the GMP, the savings return to the owner. If they come in above, the contractor absorbs the difference.
We use GMP contracts for every project because they align our incentives with the client’s. A doctor opening a new practice does not have a contingency budget for surprise change orders. A property owner facing a soft story retrofit deadline cannot afford a project that runs three months long. The GMP forces us to do thorough pre-construction planning, document scope precisely, and price honestly — because we own the consequences of getting it wrong.
